No, It Just Looked Like a Denial of Service Attack…

Posted in General, Real Estate Articles by Tim on June 20th, 2007

It was actually our own fault.

We are still fine tuning the new servers and we had a process that ran a muck.  Three times. Before we figured it out and corrected it.

So, there were times over the last 36 hours that it looked like we were under a DOS attack and until we figured out what was really happening we reacted as if it were.

Not to divulge too many details but it seems to be all better now.

When We Get It Wrong…

Posted in General, Real Estate Articles by Tim on June 20th, 2007

The last few months have been an interesting ride.

It started almost a year ago when Joe Phelps suggested we open the Real Estate Field Guide to a wider audience. I had always been content with having what the members referred to as “the internet’s best keep investing secrets.” It’s not that I wanted to be exclusive but the site was not created to capture a place in the sun. It was created to facilitate shared learning and experiences. Most people “found” us because existing members referred them to us. That was fine with me.

But, Joe made some convincing arguments and one thing led to another. Eventually, Joe Phelps joined REITactics and served as our Operations Director until this past Monday June 18, 2007. It was an amicable split and Joe remains a good friend. I helped him get the position he has now with a non-public Real Estate Investment Trust and he has indicated his desire to remain active as a member at REITactics. http://reitactics.com/PressRelease/JoePhelpsDeparture

But, we have grow too fragmented, too scattered. We were trying to do too many things and weren’t doing them all that well I might add.

Therefore, effective immediately, we are returning to our core. REITactics is and will remain the public facing site for people to find and interact with us and we will have one exclusive members only site - the Real Estate Field Guide. All current premium memberships will be converted to Field Guide memberships.

Many of the learning materials from the old field guide will be returning to this new incarnation and we have fixed the capacity issues. When Joe started reorganizing the old site he set up a new exclusive site for the really hard core members of the old field guide. I will not force them, but I hope most if not all of them will participate on both sites. We will facilitate single sign ons for them at all sites.

The new Real Estate Field Guide will be better than ever and the current pricing will not increase even though substantial increases in material and features are forthcoming.

The part I am most excited about is I am bringing back the deal dissections. This is an invaluable tool for the person who is willing have a deal gone over with a very fine toothed comb. Whether it is one they succeeded or failed with there is always something to be learned and this process is designed to pick it apart and get every morsel of knowledge from the deals details. It is not for the faint of heart because no holds are barred in the examination. If they were, it wouldn’t be effective. There will be more coming about this in the near future.

So, to the current and former members, we got it wrong and will make it right.

To anyone considering buying either of the premium packages, the deal just got much better!

I Don’t Miss These Conversations At All!

Posted in , General, Real Estate Articles, humor by Tim on May 3rd, 2007
This morning was the first time the following type of conversation has happened at our house since we pulled our son out of the horrendous government schools… Mom: (As son walks out of his room) You can’t wear that to school. Son: Why not? It is an out of uniform day. Mom: Out of uniform doesn’t mean we [...]

I know the posts have been sporadic lately, but hey, this is free and I do it part-time.

Real Estate investing is not my primary full-time job, nor is the newsletter and REITactics certainly isn’t my primary full-time job. I know the guru types encourage their followers to quit their jobs as soon as they can afford to do it but in my opinion that is really foolish. For the average person out there, [...]

What Happened to the MagicBullets Site?

Posted in , General, Real Estate Articles, Real Estate Investing by Tim on April 5th, 2007
The MagicBullets site (http://www.magicbullets.com) has been down for almost 24 hours. Yesterday, I thought maybe they had been hacked since the probing activity on all of my sites has been through the roof lately. Since about mid-day yesterday a generic screen is shown from the hosting provider. Hopefully, everything will get straightened out because as I’ve [...]

It Has Been A Long Time Between Posts

My last post was on February 10 and I have seriously considered either dropping this blog entirely or rolling it into the main site at reitactics.com. Sure, there are advantages either way but a number of real world things keep me from doing everything I want to do on-line. Couple that with the comment exchange [...]

I am beginning to question the value of a newsletter given the current state of spam on the net.

Yesterday, I sent out the latest edition of the Real Estate Investing Tactics Newsletter. Well, it was really just a link to the actual article because so many people have emailed me asking where the newsletters were. Apparently, I have been sending them but they are being sent to the bit bucket somewhere between me [...]

Groundhog Day!

Well, the predictions are in and the prospect of an early spring is going to warm the hearts of many who think we are near or at the bottom of the correction in real estate values. Sadly, they are going to be disappointed. We are not at the bottom of the correction there is still more [...]
