What to do as a real estate agent immediately after finishing training?

I have passed my real estate exam and I am finishing up with training with a company (I’ll be done on Thursday). But I was wondering what to do immediately after the training? What I mean is how do I get some of my FIRST clients? Do I start passing out business cards and things of that nature. Thanks.

My dad is a public school teacher but he became a millionare investing in real estate. His advise is to hire the “youngest and hottest real estate dame in town”. He says they get more people interested in their properties and they are harder to say no to when working through a deal. He sounds like a pig to me on this one but it has worked for him. Any one with experience on this one because I need to find a good agent.

    A real estate agent told me he could help negotiate the price and get us the better deal on a newly built home. The real estate agents at the builders location says they can get me a better deal if I don’t have a realtor. Who is blowing smoke? Do I actually get a better price if I go with a realtor or without?

    We are just beginning the home buying process. We have no home to sell (first time buyers) and were thinking of getting a real estate agent. However, I know we would have to sign one of those exclusivity contracts and, if we buy a foreclosed upon home, their comission would have to come from somewhere (us?).

    If we are even considering buying a foreclosure, should we sign up with a real estate agent?

    I am currently attending the University of Western Ontario to obtain a Bachelors degree (in my second year). This summer (and the next summer) I want to attend OREA (Ontario Real Estate Association) to get my real estate license. Is this all I have to do to become a real estate agent? Do I need other experience, and what else can I do to guarantee that I get a job in the field?
